What does fully furnished include?
All suites are fully furnished to include at a minimum a queen-sized bed, dresser(s), nightstand, desk and chair, Smart TV, mini-fridge, microwave, coffee maker, trash can, bed linens, towels, wash cloths, and hand towels.
Bathrooms are stocked with three rolls of toilet paper, roll of paper towels, hand soap and a box of Kleenex to get our guests started. A washer and dryer is accessible to all guests. Private suites boast a private washer and dryer.
Are all utilities included in rate?
Yes! Electric, water, trash, sewage, internet, and lawn care are all included in the bi-weekly or monthly rate.

Do you accept Credit/Debit cards?
We do! We provide an invoice at the time of booking using QuickBooks with a link for card services such as Apple, Discover, MasterCard, Visa, & American Express. Convenience fees (3%) for card transactions are collected at the time of payment. Online bank transfers are also available, and we still accept cash and checks with no associated convenience fees.
Do you accept weekly, bi-weekly, or monthly payments?
We generally accept bi-weekly or monthly payments, however, based on circumstances, we will accept weekly payments if needed. We do require that guests get two weeks ahead on payment within the first three weeks of arrival to cover the seven-day notice of early departure.
What if my travel plans change?
We understand plans change! No problem. We only require seven-day notice for early departure. Any rent paid past the seven-day notice is pro-rated back to our guests.
Can I extend my stay?
Yes! And we hope you do. We always check with guests to confirm their check-out date prior to re-booking their suite.
How much is due at time of booking?
Typically, the $350 cleaning fee is due at time of booking. This fee acts as a deposit for the desired suite at time of booking and is converted to the one-time cleaning fee upon arrival. The cleaning fee covers a monthly cleaning and the exit cleaning. We do not charge convenience fee for this transaction. Don’t worry, it is 100% refundable until ten days prior to stated arrival!
If I am only staying for two weeks, do I have to pay the $350 cleaning fee?
No! We will pro-rate the cleaning fee for your stay. Typically, the $350 cleaning fee is based on an average three month stay.
Is the cleaning fee refundable?
It is not. Upon arrival, the cleaning fee is no longer refundable. There are situations where the managing partners may decide to refund a portion of the cleaning fee based on the surrounding circumstances, but this is at the discretion of the partners.
Why is there a $350 cleaning fee?
Cleanliness is our second highest priority, second only to safety! We provide a monthly cleaning service in each suite and a bi-weekly cleaning for all common areas. This fee also covers the cost of the items such as initial paper products, hand soaps, and linens and towels that may need to be replaced upon departure. This also covers the extensive top-down exit cleaning upon departure.
What is the minimum stay requirement?
Based on the Conditional Use Agreement (COA) for Lee County, the minimum stay is one week.
Are guests allowed to stay overnight?
We do allow overnight guests in our private suites. We define an overnight guest as someone who is staying less than three nights in a seven-day period. We do NOT allow overnight guests in our suites that share a bathroom out of consideration for the other occupant.
Do you allow multiple guests in one suite (i.e. spouses, mothers, travel companion)?
We do allow multiple guests to stay in certain suites. But both guests are required to consent to Background Checks. We only allow multiple guests to book the following suites:
- The Pool House
- Suite 1 @ The State House
- Suite 2 @ The Cedric House
Do you allow parties/large gatherings?
Absolutely not. The core of our business is to provide professional, clean and quiet places for professionals to work, relax and sleep.
Do you allow children?
Unfortunately, we do not. We love kids! But our primary goal is to provide a quiet, professional environment that accommodates various work and sleep schedules.
Do you accept pets?
Generally, no. There are very few exceptions to this rule. There are absolutely no pets allowed at The Cedric House, The State House, or The Guest House. Extenuating circumstances may be cause for a possible exception to accommodate a pet at The Pool House, but for the most part there are very few exceptions.
Do you require Background Checks on all guests?
Yes, we do. This includes overnight guests. We do allow Employers to provide Background Checks to meet this requirement. Travel nurses are required to submit a picture of their hospital badge to meet this requirement.
What is a Shared Suite?
All of our shared suites offer a private bedroom with a mini-fridge, microwave, and coffee maker. The bathroom and laundry room accommodations are shared amongst one other guest.
Do you have a referral program?
Yes, we do! We offer current guests $100 off their next month rent once the referred guest checks in.
Do you provide meals at your facilities?
We do not provide meals. However, we provide a fully stocked kitchen with all of the kitchen tools and appliances needed to cook your own gourmet meal. We also provide various local catering and restaurant information for help with getting quality meals.
Do you provide adequate parking at your facilities?
All of our facilities provide free, safe, and lighted parking lots/pads.
Do you provide internet?
We provide commercial-grade quality, high-speed wireless internet at all facilities.
Can I do my laundry at your facilities?
We provide washers and dryers for guests to use at all our properties. Private suites include a private washer and dryer.
Do you allow smoking on the premises?
We do allow smoking in designated OUTSIDE areas. All butts are to be disposed of in provided ashtrays/butt cans. There is absolutely NO smoking indoors.
